Student Loan Help
Student loan debt payment has restarted but with a new wrinkle... federal student loan servicers don't report delinquency until you are 90 days late, causing credit scores to drop 100 to 180 points! This can stop you from getting a mortgage for 9 to 15 months. Whether you are facing an affordability issue or the negative fallout, Student Debt Solutions can help. After answering approximately 8-10 questions on the SDS intuitive platform, you will be directed to upload your NSLDS file and receive all available federal student loan repayment plans programs to view for FREE.
For clients experiencing default or the threat, SDS also has default resolutions. Make sure your federal student loans aren't delinquent or in default before applying for a mortgage! Defaulted government loans will show up in CAIVRS (Credit Alert Verification Reporting System) and can stop you from getting an FHA, VA, USDA or Reverse mortgage.

Help With Credit
I will review a soft pull credit report with you to review your credit scores, debt, check for open student loans and their status, and ask you if you've had any previous derogatory credit such as liens, judgements, a bankruptcy, foreclosure or short sale. I use credit tools such as FICO Score Mortgage Simulator, CreditXpert and Meridian Link to find out how you can improve scores or find which credit bureau is showing derogatory credit. In the event that we need to fix your credit, please know we've got to get this done before you can start looking for a home.
If credit help needed is too extensive and you need more help than I am able to provide, I will refer you to a certified HUD Counselor who can work with you until the credit issues are resolved. This is NOT CREDIT REPAIR.

Working with a HUD Counselor
Buying a home is an exciting goal, but becoming mortgage-ready can sometimes be a challenge. That's why we make HUD-approved housing and credit counseling services available to clients who need a little extra help before qualifying for a mortgage.
HUD-approved counselors are specially trained to help future homebuyers overcome common obstacles to homeownership. They begin by reviewing your budget and financial situation, then work with you to improve credit issues, connect you with resources for student loan repayment or default resolution if needed, and help identify down payment assistance programs you may qualify for.
HUD counselors offer many additional services, but these are the areas where homebuyers most often need assistance. Their goal is simple - to help you become mortgage-ready and confidently move toward homeownership.
Don't let credit, student loans, or lack of down payment keep you from buying a home. Let's talk and if the help you need is more than I can assist with, I will refer you to a reputable HUD Counselor that will help you get on the right track to homeownership. And when you are ready to purchase a home, the HUD Counselor will refer you back to me for your mortgage.
